A finished garage door in Oakville
Oakville · Burlington · Mississauga

A real installed price, before anyone rings you.

Build the door you want and see what it costs fitted, with the old one taken away. No form, no "call for pricing", no salesman in your driveway on a Tuesday evening.

Build a door

Four choices. One honest number.

Installed, old door removed and recycled, spring and track included. The only thing that moves this number afterwards is an opening that is not standard — and we measure before we order, not after.

If there is a bedroom over the garage, R-16 pays for itself. If the garage is detached and unheated, insulation is mostly noise reduction — worth knowing before you buy it.

Service call

Most doors do not need replacing.

Two thirds of the calls we get are a spring, a roller or an opener sensor. Those are a morning's work, not a new door.

Broken spring
$260–$390 the pair. Always replaced in pairs — fitting one new spring against a tired one just brings us back in six months. Do not attempt this yourself; they hold enough energy to break an arm.
Cable off the drum
$180–$280. Usually a sign the door is out of balance, so we will check that too rather than just re-seat it.
Rollers & hinges
$220–$340 for a full set. The single biggest difference to how loud your door is, and the cheapest.
Opener will not close
$140–$210. Nine times in ten it is the safety sensors knocked out of alignment — often by a bike. Frequently we fix it and charge the call-out only.
Panel replacement
$390–$740 per panel. Worth it on a door under ten years old; on an older one the colour will not match and we will tell you so before you spend it.
Annual tune-up
$120. Balance, lubricate, tighten, test the auto-reverse. Genuinely optional — but if your door is the loudest thing on the street, this is why.
Straight answers

Where we will talk you out of it.

Full-view glass on a north wall

They look superb in a brochure and they are cold, heavy on the opener, and awkward to keep clean. On a north-facing detached garage we will steer you elsewhere.

Insulating a detached garage

If it is unheated, R-16 buys you quiet, not warmth. Worth paying for if you use it as a workshop; not worth it if you park in it.

A new door for a spring

A broken spring on an eight-year-old door is a $320 repair. Anybody quoting you a replacement door off a photograph of a snapped spring is not fixing your problem.

Which door suits your house.

Six doors we have fitted, and the honest case for and against each. Prices are the door alone for a standard 9 × 7 — the same numbers the calculator above uses, before fitting, insulation or an opener. Lakeshore Door Co is a demo, not a real firm.

A cream raised-panel double door on a traditional sided house

Raised panel

The default, and usually the right one

$1,150 – $1,420 door only, 9 × 7

Short horizontal panels with a moulded edge. It is what most Halton houses were built with, so on a traditional elevation it is the one choice nobody notices — which is the point.

Worth knowing. Cheapest to replace a single panel on later, because the sections are standard.

A dark stained wood carriage door with black strap hinges in a stone surround

Carriage

Overlay, not an actual barn door

$1,560 – $1,980 door only, 9 × 7

A standard sectional door with an overlay and decorative hardware on the face. It still rolls up overhead — nothing swings out — so it needs no more driveway than any other door.

Worth knowing. The hardware is what sells it. On a stone or brick elevation it earns the extra; on flat vinyl siding it can look applied.

A warm woodgrain flush door on a white modern house with black trim

Modern flush, woodgrain

Flat face, timber look, steel price

$1,420 – $1,760 door only, 9 × 7

A flat sectional in a woodgrain laminate. It reads as timber from the street at a fraction of the cost, and unlike real wood it does not want re-finishing every few years.

Worth knowing. Ask to see the sample outdoors. Woodgrains look very different in daylight than under showroom lighting.

A full-view aluminium and glass door on a white modern house

Full-view glass

The expensive one, and worth being sure

$3,050 – $4,100 door only, 9 × 7

An aluminium frame with glazed panels. It is the only style here that changes the inside of the garage as much as the outside, because it turns a dark box into a lit room.

Worth knowing. Specify frosted or obscured glazing unless you genuinely want the garage visible from the street. Also the heaviest option, so the opener and springs are sized up.

A dark flush door on a concrete and timber modern house

Modern flush, dark

The same door, a very different result

$1,420 – $1,760 door only, 9 × 7

Identical construction to the woodgrain above in a flat dark finish. On a contemporary elevation it disappears into the shadow line, which is usually what that architecture wants.

Worth knowing. Dark faces run hotter in full sun. On a south-facing wall we will steer you to the insulated build.

Why we ask about the whole elevation

Included in every quote door only, 9 × 7

On most houses the garage door is the single largest thing on the front — frequently more visible than the front door. That is why the first question is about the house, not the door.

Worth knowing. Send a photo of the front of the house with the quote request. It changes the recommendation more often than the measurements do.

Install day

What actually happens.

A door swap is a one-day job on a normal opening. This is the whole of it, so nothing on the day is a surprise and you know what we need from you.

  1. We measure before we order. Not after. Opening width and height, headroom above the opening, and the side room for the track. This is the visit that catches a non-standard opening, and it is the only thing that moves the number you were quoted.
  2. The door is ordered, and that is the wait. Two to three weeks for a stock colour, longer for glass or a special finish. Nothing is torn off your house until the new door is physically in our shop.
  3. Clear a car’s width inside, and park on the street. The one thing we need from you. We work off the front of the garage and the driveway is where the old door gets broken down.
  4. Old door off, new door up. Four to six hours for a single, most of a day for a double or a full-view. The springs are wound and balanced last, because that is what makes it quiet and what makes the opener last.
  5. It is taken away, not left. The old door and the old track go with us and are recycled. So does the packaging.
  6. We open and close it with you standing there. Balance, auto-reverse and the photo eyes all tested in front of you, not signed off on a sheet. Then you get the remotes and the keypad code.

If the measure turns up something that changes the price — an out-of-square opening, rotten timber behind the trim, low headroom — you hear it then, with the new number, before anything is ordered. You are free to walk away at that point and it costs you nothing.
